What to expect when Your Rental Team manages your property.

What is your fee?
We charge a flat % fee based upon rent collected. This monthly fee is based upon the number of units that we manage for you. Please contact us for specific details. We do not charge any marketing fees, leasing fees, re-leasing fees, etc.
What is the length of your agreements?
We offer an annual management agreement, with automatic annual extensions. Our lease agreements also start on an annual term with month-to-month extensions available (with a 10% month-to-month surcharge).
How do you bill your fee?
The management fee is held from collected rent.
How many people are on your team to manage properties?
We have a dedicated Property Management team, plus dozens of handymen, sub-contractors, cleaners, and contractors.
How do you communicate with landlords?
We use email, text, and phone, based on each property owner's preference. All communication is documented through our management system. Each property owner gets a dedicated phone number, text number, and email address.
How do you communicate with tenants?
We use email, text, and phone — all routed through our online property management system for documentation. Emergencies and late rent collection are handled directly by phone from our Property Management team.
How do you handle maintenance?
All maintenance requests are submitted by the tenant through their personal tenant portal, which routes to the appropriate vendor. We customize how we notify owners based on their preference — some want immediate action without notification, others want to approve every request. We maintain an extensive vetted-vendor list built over years in real estate, property management, and construction.
Do you have a 24/7 contact line for tenants?
Yes. All tenants have 24/7 access via their tenant portal, text, phone, and email to our Property Management team.
Will you walk renters through basic troubleshooting (unclog a drain, reset a pilot light, test an outlet, etc.)?
Yes — we provide simple troubleshooting tips to resolve issues on the spot, plus a documented Trouble Shooting Guide for common household issues.
What does the process of tenant turnover look like?
Tenants submit a move-out request through their tenant portal. We inspect each property with photo/video documentation, and deposits are released to tenant, owner, or both once repairs are confirmed complete.
Will there be an extra charge in turnover months?
No extra charges for tenant turnover.
How long do you have to notify us of any deficiencies at move out?
We notify property owners immediately of all move-out scenarios, including damage or deficiencies.
Do you perform walkthroughs for visual damages? How often?
Yes, at the property owner's request — and always after a move-out, after repairs, and upon move-in.
How are rents collected?
Each tenant has a dedicated tenant portal to pay rent online via ACH draft or credit card.
How are property owners paid?
Each property owner has a dedicated owner portal. Payments are deposited via ACH draft directly to the owner's specified bank account, with a fully automated accounting system providing monthly and annual reports.
Are all tenants screened prior to moving into a unit?
All potential tenants 18 and over submit an online application including a full background check, credit check, income verification, criminal history, and rental history.
When are rents due from tenants?
Rent is due on the 1st of each month and considered late after the 5th. Late fees begin accruing on the 6th, and we reach out to delinquent tenants.
Do you handle evictions?
Yes. We first try to work directly with communicating tenants. If a tenant is unresponsive, we serve the state-required 3-day eviction notice and coordinate the entire eviction process.
